COMMUNITY OVERVIEW

Grande Dunes, one of Myrtle Beach’s most prestigious communities, is located in the northern part of Myrtle Beach, Horry County, South Carolina.  Opened in 1999, the 2,200-acre fully entitled master planned community offers a beautiful natural setting connected by the Atlantic Ocean to the east and the Intracoastal Waterway to the west.  This project has approvals for the development of more than 50,000 Equivalent Residential Units (“ERUs”) and includes nearly 3 miles of frontage on the Intracoastal Waterway (“ICWW”) with a 65’ high free span private connecting bridge.

POSITION OVERVIEW

The Lifestyle Director provides direction and focus to all Activities components of the community designed to enrich the quality of life and enhance the vibrancy of the community for residents.  These Activities amenities include, but are not limited to all fitness, aquatics, special events, classes, workshops, and club operations. This individual will be responsible for building relationships with our residents to encourage the continued social and physical well-being for each resident.

KEY BUSINESS SKILLS REQUIRED

  1. Education:  A degree in recreation, hospitality, sales or communication field is preferred but the HOA will also consider applicants with practical experience planning charitable events or company social calendars.
  2. Knowledge: Should possess general knowledge of skills defined within content of job description along with the body of information required with respect to computer systems and software, registration processes, policies and procedures, equipment, materials and products, etc.
  3. Skills: Public speaking skills are important to the effectiveness of this position.  Highly effective interpersonal skills, problem solving abilities, and advanced communication skills a plus. Must be able to organize, participate and direct in-community event set-ups.
  4. Experience: Minimum 5-years’ experience in coordinating and promoting recreational activities and programs, volunteer programs and/or fund raising events.  Prior experience with homeowner association a plus.
  5. Personality: Should possess a high level of energy, social skills, initiative, enthusiasm, and cooperation, and exercise good judgment and discretion.  Ideal candidate will be outgoing and welcoming.
  6. Accountability: Will be accountable for individual performance, the work of others, equipment, supplies, product quality and safety.
  7. Identify and contact local philanthropy organizations and develop strong relationship with groups that best fit the criteria as defined by Grande Dunes residents.

KEY FUNCTIONAL RESPONSIBILITIES / ACCOUNTABILITIES

  1. Plan, coordinate and implement programs, classes and special community-wide events.
  2. Coordinate and develop an effective volunteer program by networking with community organizations, businesses, schools and individuals within Grande Dunes and the greater community.
  3. Develop and manage Activities budget providing recommendations to the Association Finance Committee.
  4. Acts as liaison to related committees as needed.
  5. Work with HOA and Club team members to develop processes to ensure the consistent delivery of high quality programs.
  6. Monitor trends in Activities programming to create diversity in program offerings.
  7. Track resident participation numbers to measure activity success and develop communitywide metrics.
  8. Work with the respective team members to review Ocean Club usage to mainstream and maximize program space availability.
  9. Host seminars and events, including specialists where applicable, to build and encourage resident wellness and awareness around issues (Health, Finance, History, Social Media, etc.).
  10. Prepare monthly newsletter for distribution to all residents and families.
  11. Post events, pictures and otherwise engage with residents via social media (Facebook, Instagram, etc.).
  12. Assist with new move-ins and perform new resident orientation; assist sales team with prospects, sharing the community Activities and ensuring adequate events for prospects to “Live a Day in the Life of a Grande Dunes Resident.”
  13. Coordinate with professional instructors to teach fitness classes (i.e., Tai Chi or Yoga) – based on budget and/or resident interest.
  14. Build relationships on a weekly basis with local community contacts.
  15. Create a monthly calendar of events that is posted at The Club, sales office, Ocean Club & Anchor Café.

Vantage Resort Realty is seeking an aggressive Salesperson with a proven track record of exceeding goals. This position will assist in promoting the growth of Vantage Resort Realty (Vantage). It is responsible for generating new vacation rentals to the property portfolio.  This position is tasked with continuing to elevate the brand through garnishing leases to exclusive high-end to luxury vacation homes within the Myrtle Beach area.

Position Goals and Responsibilities:

o This position is responsible for growing Vantage through meeting and exceeding property acquisition goals:

o Generate new rental listings into the property portfolio, as well as manage existing accounts as assigned

o Conduct face-to-face, phone, or web presentations with prospective property owners

o Negotiate rental listings and agreements

o Determine optimal market rental rates for each property to maximize ROI

o Oversee the rental performance of properties under your management

o Build partnerships to promote the Vantage brand through marketing and new business development - creating an external network to draw upon. Work internally with business partners to promote the Vantage  mission:

o Cultivate business through local Realtors and business owners

o Schedule meetings with condo associations to present benefits of listing with Vantage

o Network with local community to generate new business

o Partner with in-house support staff to transition the property into the portfolio

Qualifications:

To be considered for this position all candidates must have the following:

• A minimum of 3-5 years of experience in Sales

• Ability to obtain required South Carolina Real Estate license within 90 days

• Must be proficient in Microsoft Suite, additional computer skills a plus

• Ideal for former Financial Advisor/Planner; Salesperson; or Insurance Agent

• Self-motivated, highly driven, sales-oriented professional

• Strong sales or management background with a proven track record of success

• Ability to develop professional relationships with prospects as well as clients, establishing trust and potential for influence
